Curtis Corporate Park Project Proposed

A Bethel firm is proposing the construction of an 8,300-square-foot industrial building at 3 Turnberry Lane at Curtis Corporate Park in Sandy Hook.

The firm known as 3 Turnberry Lane LLC has submitted an application for the project on a 1.01-acre lot in a M-4 (Industrial) zone to the Planning and Zoning Commission (P&Z) for review. The site is on the north side of the dead-end Turnberry Lane, about halfway between Turnberry Lane's intersection with Toddy Hill Road and Turnberry Lane's turnaround circle. The site is within the town's Aquifer Protection District (APD). The applicant purchased the lot for $130,000 in April.

The P&Z has tentatively scheduled the development application for a public meeting at 7:30 pm, on Thursday, July 19, at Newtown Municipal Center, 3 Primrose Street.

Application forms for the project list the proposed construction as a building that would hold four tenants. Lawn Doctor LLC would occupy 3,000 square feet of commercial space, plus 800 square feet of office space. There also would be three individual 1,500 square-foot spaces suitable for occupancy by tradesman, such as plumbers and electricians.

Rob Sibley, town deputy planning director, said he will be reviewing the application to determine whether the project would require an aquifer protection review by the town. Members of the Inland Wetlands Commission (IWC), who also serve as the Aquifer Protection Agency (APA), if needed, would review an aquifer protection report submitted by the applicant and make a recommendation on the matter to the P&Z.

Civil engineer Steve Trinkaus of Trinkaus Engineering LLC, of Southbury, is listed as the agent for the applicant.

The single-story structure would be served by two driveways extending from Turnberry Lane. The property would hold 26 parking spaces, with the potential for a total of 30 spaces.

Potable water for the property would be provided by a drilled well. An existing water supply system in the area would be used for fire protection. Wastewater disposal would be handled by a septic system. Stormwater control plans are described in the application.

In January 2001, the P&Z approved the creation of Curtis Corporate Park, a 13-lot industrial subdivision on 49 acres. The industrial park and the nearby Quarry Ridge Estates residential subdivision on Quarry Ridge Road sit on land which formerly was a major sand-and-gravel mine.

Quarry Ridge Estates, which the P&Z approved in March 2002, contains 20 house lots on 48 acres.
