Price Tag On Former Blue Linx Parcel Reduced

The commercial real estate broker handling the sale of the former Blue Linx parcel on South Main Street indicated in a release this week that the property owners reduced the asking price on the 22.73-acre lot to $5,777,000.
According to Michael Struna of Advantage Realty Commercial in Bethel, the site previously held the Georgia Pacific / Blue Linx building product distribution center. But that operation suffered multiple building collapses last winter as roofs on several of the structures there caved in under heavy snow.
Instead of rebuilding, the company demolished the remainder of its buildings there and relocated out of town.
Mr Struna said the property is located on the busy Route 25 north-south corridor between Interstates 84 and 95. The zoning is M-1, allowing for large scale retail development.
He said the site is in the vicinity of the Sand Hill Plaza Shopping Center and Plaza South, with close access to markets in Danbury, Bethel, Newtown, Oxford, Monroe, Trumbull, and Easton.
The traffic count in this area is approximately 20,400 cars per day.
âHigh traffic and high visibility being paramount when selecting your retail site locations,â Mr Struna stated in the solicitation.
While all buildings have been removed, the foundations and concrete âslabsâ are still in place. The site is served by town water, gas, power, and uniquely has its own rail spur on site.
The property is slightly sloping and includes broad road frontage and high profile site lines.
The broker said the current owner is in the process of completing site engineering, surveys, topography studies, and possible retail layouts for the site. Mr Struna said potential tenants may also contact his office to discuss occupancy opportunities as re-development of the property progresses.
