Planning & Zoning Approves Rooster Ridge In Dodgingtown Center

Planning and Zoning Commission (P&Z) members have approved the construction of a five-lot residential subdivision off Dodgingtown Road (Route 302) in Dodgingtown Center, known as Rooster Ridge.
The applicant for the project is Curnan Group, LLC, in care of Martin Curnan of Bridgewater. The projectâs 6.28-site has a street address of 60 Dodgingtown Road.
The property has R-1 zoning, which requires a minimum lot size of one acre. Most of the approved lots are slightly larger than one acre. The subdivision approval took effect April 18.
The site is on the northern side of Dodgingtown Road, lying between Dodgingtown Roadâs intersections with Karen Boulevard and Shelley Road.
The five building lots will be served by a dead end street to be known as Rooster Ridge Road. The curving road will terminate in a turn-around circle.
P&Z member Lilla Dean noted that several minor engineering problems concerning stormwater control on the property had been resolved through revised design work.
In approving the project, P&Z members placed a number of conditions on the subdivision construction work. The developer must post a performance bond of $143,475 to ensure that: the subdivision road is constructed, an underground water supply for firefighting is installed, and the lot marker pins are installed.
The project does not contain a designated open space area for passive recreation, so the P&Z is requiring the developer to provide a fee in lieu of open space to the town. Such fees are used by the town to acquire open space elsewhere.
The overall fee in lieu of open space will be $47,000. As each of the five lots in the subdivision are sold, the town would receive five incremental payments of $9,400.
 Also, the P&Z is requiring that the developer meet the requirements of the town conservation official concerning stormwater drainage control on the site.
