Another Section Of Rollingwood Approved

The Planning and Zoning Commission (P&Z) has approved Section 7 of the sprawling Rollingwood residential subdivision, which has been under construction in Sandy Hook and Botsford for the past decade.
P&Z members August 17 unanimously approved the 15-lot development on 76 acres at Marlin Road and New Lebbon Road.
When completely constructed, the Rollingwood project is expected to include about 100 houses. The developer is expected to submit the eighth and last section of Rollingwood for town review.
In approving Section 7, the P&Z placed many conditions on the development project.
The P&Z is requiring the applicant, Blakeman Construction, LLC, to post a performance bond of almost $220,000 to ensure that certain improvements are made at the subdivision, including road construction, the installation of fire suppression tanks, the planting of trees, and the placement of building lot reference markers.
The P&Z also is requiring the applicant to submit open space deeds and trail easements to the town.
Also, the developer will improve motorist sight lines at the intersection of New Lebbon Road and east Marlin Road.
The developer is being required to make design changes on four driveways to address problems posed by plans calling for sharp driveway curves and angles.
Blakeman Construction also will be required to make certain stormwater drainage improvements. The firm must install permanent open space trail markers before any building lots are sold in the subdivision. Â
Last January, P&Z members cited numerous objections to a previous version of Section 7 of Rollingwood and unanimously rejected the application.
The revised application for Section 7, which was approved by the P&Z, addressed those concerns.
