P&Z Approves Commercial Building For Peckâs Lane

After a technical review of design plans, Planning and Zoning Commission (P&Z) members have approved the construction of a 5,000-square-foot commercial building at 8 Peckâs Lane.
Following a September 2 public hearing, P&Z members approved Talon Ridge Builders, LLCâs, construction proposal. The site is along the northern end of Peckâs Lane, generally near its intersection with South Main Street. The land is in a M-5 (Industrial) zone.
Engineer Charles Spath, representing the developer, described plans for the project in which the building would face northward.
The 4.8-acre site holds two existing concrete-block 10,000-square-foot industrial buildings. The 5,000-square-foot structure would be constructed on the northwest corner of the property.
The new structure would be served by a public water supply and by a septic waste disposal system. Additional parking space would be created. The site has a fire hydrant.
The new structure would have wood-frame construction and be clad with vinyl siding. The building would be 20 feet tall and have 10-foot-high ceilings. Double-hung windows would be bordered by decorative shutters. The building is planned to have two 2,500-square-foot commercial spaces.
Mr Spath told P&Z members that the structure would not have garage doors because it would be used as commercial office space. Potential tenants have expressed interest in occupying the spaces, he said.
In approving construction of the 5,000-square-foot building, P&Z members decided that the project is consistent with the requirements of the 2004 Town Plan of Conservation and Development; meets the requirements for a special zoning permit; and complies with the zoning regulations covering the M-5 zone.
