Bentagrass Lane Subdivision

The Planning and Zoning Commission (P&Z) has approved a three-lot residential subdivision for an 11.5-acre parcel on Bentagrass Lane.
P&Z members approved the development project at a November 18 session. P&Z member Robert Poulin recused himself in the matter because he owns property near the development site.
The approval, which was granted to Sterling Associates, becomes effective on November 29. Bentagrass Lane is a narrow road that links Boggs Hill Road to Brushy Hill Road.
The land is located in an R-3 zone, which requires a minimum three-acre lot size for the construction of a single-family house.
Initial mapping for the project was prepared last April, with two sets of design revisions made in September.
In granting the development approval, P&Z members set a number of conditions on the construction project.
The P&Z is requiring the developer to post a performance bond in the amount of $139,500 to ensure that certain land improvements are made at the site.
Of that amount, $104,500 would cover the road and stormwater drainage improvements that the developer has agreed to make on town property. Also, $30,000 of the bond would cover costs associated with the installation of a 20,000-gallon underground storage tank, which would hold water for firefighting.
Additionally, $5,000 of the bond is designated for the installation of building lot pins and monuments. The remaining $1,000 would cover the placement markers on the site delineating open space areas that are open to the public.
The P&Z is requiring the developer to permanently field mark the open space land on the site to allow potential homebuyers and the general public to identify those areas.
