Subdivision Approved

The Planning and Zoning Commission (P&Z) has approved a four-lot residential resubdivision on Huntingtown Road.

P&Z members July 20 approved Robert Breza’s application to create four lots on 15 acres at 75 Huntingtown Road.

P&Z members said the approved resubdivision represents a much better development plan for the property than a previous plan submitted by the applicant, which was not approved.

Mr Breza does not propose donating open space land on the site. However, he has agreed to pay the town a fee in lieu of open space. The town will set aside that money for open space acquisition elsewhere.

P&Z members decided that as each of the four lots in the resubdivision is sold, the developer would provide a $3,625 fee in lieu of open space to the town.

P&Z members pointed out that although the resubdivision does not have any designated open space, it contains a conservation easement which will prevent any alteration to a section of the site.

In approving the resubdivision, P&Z members placed a $36,000 performance bond on the project, designating $30,000 of that amount for the installation of an underground water storage tank for firefighting.
