Resubdivision and Road Route Approved By P&Z

Planning and Zoning Commission (P&Z) members have approved a residential
resubdivision in Botsford and also have endorsed allowing a road pass over a
strip of town-owned land in Sandy Hook.
At a December 7 session, the P&Z approved the resubdivsion of Lot 22 and other
property into 17 lots on 273 acres at the Rollingwood development. The
applicant is James V. Massey, III.
The land is in the area between New Lebbon Road, High Bridge Road and Marlin
Road. P&Z members made the approval with various stipulations.
P&Z members held a public hearing on the resubdivision request on November 16.
At the hearing, nearby residents expressed concerns about increased
development in the area as well as increased traffic stemming from new home
construction.
In another matter, the P&Z endorsed a proposal from two developers to build a
road across a 30-foot-wide strip of town-owned open space land in the
Stonegate subdivision off Jeremiah Road in Sandy Hook.
The town had referred the road proposal to P&Z members for their
recommendation. Developers Emory Palmer and Robert Mathison made the proposal
for a Stonegate road crossing.
If the proposed road is fully built, the existing Stonegate Road would be
extended to Alpine Drive in connection with a forthcoming residential
subdivision proposal.
Such a road construction project would, in effect, link the Jeremiah Road
neighborhood with the Riverside section on Lake Zoar.
In August, Mr Palmer and Mr Mathison withdrew their proposal for the Watch
Hill subdivision in the vicinity of Alpine Drive, Bancroft Road and Pole
Bridge Road. The home building proposal, which involved constructing 16 basic
homes on a 32-acre site near I-84, drew heavy opposition from nearby residents
at a public hearing held six months ago.
The residents had complained that the parcel proposed for a subdivision is too
small to support 16 homes and that the subdivision could cause drainage
problems on nearby properties.
