with cuts: Condo Complex Almost Ready For Tenants

As the snow of an early winter flies, workmen are continuing to build Walnut

Tree Village, the town's first condominium complex.

Louis DeFilio and George Trudell, the principals of Walnut Tree Developers,

Inc., say their project on Walnut Tree Hill Road offers area residents at

least 55 years old a multifamily living arrangement for their years before and

after retirement.

Work is underway on the first construction phase which involves building 35

condo units. An additional 45 units are planned for a second phase.

Workmen are now constructing the third building of the project. So far, the

developers have signed agreements with 17 people to sell the condominium units

when complete, Mr DeFilio said. People who plan to move in include residents

of Greenwich, Danbury and Southbury, as well as Nyack and Westchester County

in New York State, he said. Several Newtowners also plan to move into the

complex, he added.

Those interested in the units are glad that the development company is

providing them with what, so far, has been a void in Newtown - private,

condominium units for the elderly, according to Mr DeFilio.

The developers offer three different units - The Mayfair, The Lexington and

The Windsor.

The $154,000 Mayfair has one bedroom, a den and one and one-half baths. It

encloses 1,170 square feet of space and is an interior unit.

The $162,000 Lexington has two bedrooms and two full baths. It encloses 1,250

square feet and is an interior unit.

The $200,000 Windsor has two bedrooms and two full baths. It encloses 1,450

square feet and is an end unit. End units have more window area than interior

units.

All units have cathedral ceilings and full basements which can be partially

finished, the developers explained.

The developers see their market as people from age 55 to their late 70s.

People living in the complex must be at least 18 years old.

Walnut Tree Village was designed by Bennett and Sullivan Architects of

Southbury. Mr Trudell said the condos will be painted a single cream color.

The units are designed to present a look that combines Colonial and Federal

design elements, Mr Trudell said.

"We're very proud of it," Mr Trudell said, adding that Newtowners who have

toured the development have had positive comments about it.

Mr Trudell said Walnut Tree Village is well-suited for older people who have

moved away from Newtown but who would like to move back to the area.

The first tenants are due to move into the condo complex in January, according

to the developers. The entire 80-unit project is due to be completed by the

end of 1998.
