P&Z Workload Begins To Pile Up

Planning and Zoning Commission (P&Z) members are expected to consider creating
about 180 house lots in the coming weeks and months.
On Thursday, August 1, at 8 pm at Newtown Middle School auditorium, Nick and
Gino Vona are scheduled to present their proposal for Oak Ridge, Phase II, at
a public hearing.
The Vonas want to resubdivide land at Oak Ridge Road and Eden Hill Road to
create 28 lots on 83 acres. Oak Ridge Road is across Hattertown Road from
Hundred Acres Road.
Also at the August 1 session, Peter and Mary Gryska, owners, and Edward
McGrath, proposed developer, are seeking to create a 2-lot subdivision on 4
acres at 27 Gelding Hill Road in Sandy Hook.
In the coming weeks, P&Z members will have a variety of new subdivision
proposals to consider.
Cavilere and Sons are proposing the construction of Camelot, representing 42
lots on 110 acres, near the intersection of Hattertown Road and Purdy Station
Road, just north of Purdy Station Road.
Avalon Developers, LLC, is proposing Avalon, a request for 17 lots on 54 acres
off High Rock Road, near the Monroe town line. A new 1,700-foot-long road,
Avalon Way, is proposed for construction.
Michael Burton and Michael Leone, doing business as M&M Development, LLC, are
proposing Butterfield Woods, an envisioned 13-lot development on 40 acres near
Butterfield Road and Georges Hill Road. The proposal calls for the
construction of a 1,650-foot new road known as Briarwood Lane.
Ed Raymond and Gordon Anderson, doing business as Raymond and Anderson
Properties, are proposing Little Brook Knolls, a 12-lot development on
somewhat more than 20 acres near Little Brook Lane and Turkey Hill Road.
Robert Mathison is proposing Meadow Acres, a development that would include 5
lots on about 20 acres in the area of Philo Curtis Road and Jo-Mar Drive in
Sandy Hook.
Paugussett 34 Partners want to resubdivide Lot 9 into 5 new lots at Forest
View at 26-32 Paugussett Road in Sandy Hook.
Nagy Brothers are seeking P&Z approval to create 3 residential lots on 7 acres
at Hemlock Road.
Housatonic Habitat for Humanity, Inc, an affiliate of the international
housing organization, is seeking P&Z approval to create 2 residential lots on
3 acres on Philo Curtis Road to build two affordable houses.
In the coming weeks, the P&Z also plans to conduct a public hearing on M&E
Land Group's proposal for Wedgewood, a 15-lot development on 28 acres to the
west of Taunton Hill Road, in the area roughly halfway between Great Hill Road
and Birch Hill Road.
Thomas Maguire and Larry Edwards head the development group. One house already
exists on the site. An additional 14 houses would be constructed if the P&Z
grants approval.
The P&Z has conducted public hearings on three other subdivision proposals,
but hasn't yet acted on them.
M&E Land Group proposes Whispering Pines, a 16-lot development for 26 acres
off Cherry Street, Pine Street, and Narragansett Trail in Sandy Hook.
Also, M&E proposes Tamarack Woods, 10 lot development on 33 acres within the
triangle of land bounded by Tamarack Road, Sanford Road and Echo Valley Road.
A public hearing on Tamarack Woods which had been scheduled for July 18, has
been rescheduled to August 1, at 8 pm at Newtown Middle School auditorium.
Also, P&Z members are considering a proposal from Newtown Development Group,
LLC, for a 10-lot residential subdivision on 14 acres on Route 302 in
Dodgingtown, next to the Rock Ridge Country Club. The commission held a
hearing on the proposal July 18.
One proposal which has drawn the attention of people living in the Taunton
Hill Road area is The Estates on Taunton Hill, a 19-lot development proposed
for 60 acres in the vicinity of Taunton Hill Road and Great Hill Road. Damota,
LLC, the developer of the project, has hit some technical snags and recently
withdrew the project just before a scheduled public hearing was to be held on
it.
The P&Z formerly held public hearings in the Town Hall South conference room,
a room which commission members found to be too small to accommodate the many
people attending sessions on subdivision proposals. The commission then
conducted major hearings in the Alexandria Room at Edmond Town Hall. But
because that room isn't considered accessible to the handicapped, public
hearings are now held in the handicapped-accessible and spacious auditorium at
Newtown Middle School.
