GROWING PAINS

Large Subdivisions

Since 1990

Although most residential subdivisions involve the creation of only two, three

or four building lots, in recent years some developers have requested

approvals for 10 building lots or more.

A developer has five years to do the construction work required for a

subdivision, such as land clearing, road building, and storm drainage and

public utility line installation.

Some property owners buy more than one lot in a subdivision for potential

future home building or to provide privacy buffers between themselves and

their neighbors, so the number of approved lots doesn't necessarily equate

with the number of homes that are eventually built.

Also, the statistics provided here reflect the number of lot "approvals" made

by Planning and Zoning Commission (P&Z) members including lot "reapprovals."

In such cases, a developer may receive an "approval" for a 25-lot subdivision

but then go out of business. The lot is then taken over by the Federal Deposit

Insuarance Corporation after which the government sells the land it another

developer. That developer must then obtain a "reapproval" to develop the

property. The 25 lots approved for the land would then be counted twice by the

P&Z, covering the initial "approval" and the subsequent "reapproval," thus

reflecting 50 lots in the P&Z's statistics of actions it has taken.

Here's a list of subdivisions and re-subdivisions endorsed by the P&Z since

the beginning of 1990 which contain 10 lots or more. The list also includes

multifamily housing for the elderly in EH-10 zones.
