P&Z Approves Hawleyville Business Zone
The Planning and Zoning Commission (P&Z) has approved a change of zone for
property in Hawleyville at the intersection of Mt Pleasant Road and Taunton
Lane.
At their November 16 meeting following a public hearing, P&Z members approved
a change of zone from Business-3 (B-3) to Business-2 (B-2) on property located
at 121-123 Mt Pleasant Road. The 1.6-acre parcel is located to the south of Mt
Pleasant Road and the east of Taunton Lane. The applicants for the zone change
are developers Edward J. Raymond and Gordon J. Anderson.
Attorney William Denlinger reprsented the applicants at the meeting, according
to commission records.
Mr Denlinger explained the property had been purchased with the intent of
developing it as a B-3 parcel.
But, the applicants sought the zone change to make better commercial use of
the land. More different commercial land uses are allowed in B-2 zones than in
B-3 zones.
Under B-2 zoning, the property can be used for a restaurant or stores. Under
B-3 zoning, land uses such as banks and offices are allowed.
After considering the application, P&Z members approved the request for a zone
change, saying the change is in harmony with the town's long-range plan of
development.
In the past, P&Z members turned down a different zone change which had been
previously requested for the property.
