Future Development Demands Smart Solutions

To the Editor:

The Addessi’s letter to The Newtown Bee was initially addressed to the Planning and Zoning Commission:

We write you with concerns of the way in which development seems to be occurring in Newtown and to support a smart and well-planned residential project for 19 Main Street (Inn at Newtown) — individual ownership such as condominiums or townhouses, versus rental units.

After seeing sites such as Church Hill Village, lower Church Hill development, and existing properties become developed in the way they have, causes us concern.

It’s not probable any longer for a commission or a single Design Advisory Board with three individuals to take on projects for the right outcome.

We ask that an in-depth landscape design and lighting requirements review become part of a potential approval for such a site. A smart design, complete with proper environmentally sensitive lighting and landscaping that would compliment and enhance the Main Street area, is vital.

There is no reason to deny any one entity or to battle a project such as this in courts. Making a sensible plan to enhance living here is a smarter result.

If Newtown feels it needs to control the outcome of this project, perhaps the town should purchase this parcel rather than battle its owners, which surely seems a reality.

What a shame it would be if the P&Z Commission loses this opportunity to work with the developers. Does Newtown have affordable options; do we have enough?

Can the Historic District uphold it’s status today if challenged?

Rentals alone and forty rentals will result in a much lower tax benefit, including conveyance taxes to Newtown and a potential higher failure rate.

I encourage 19 Main Street owners and the Planning & Zoning Commission to consider taking a look at Main Street in Ridgefield. The former Elms Inn project was recently turned into a community of 18 residences and across the street another multi-residence is being constructed. [It] was seen as a benefit to the community and so, too, will 19 Main Street if you encourage and approve of the proper development here.

The most recent installation of new sidewalks near Main Street will likely be a big draw for residents who may be considering living in the town center. There are other locations, too, that could become a great location for other developments that will encourage living in the center of town, creating a great environment for all.

We have raised our three children here and have resided here since 1994. We find the center of Main Street a perfect location for those residents looking to stay in town who choose to downsize. A smart project at 19 Main Street could create a blend of condominiums or townhouses much like what is occurring in many towns south of Newtown.

We urge the Planning and Zoning to consider the benefits of a changing generation that will help sustain our town. A smart project for our community will support the expanding businesses nearby as well.

19 Main Street with residencies, not rentals, is the start of something with great appeal.
