Five-Lot Subdivision Ok'd Off Paugussett Road

The Planning and Zoning Commission (P&Z) has unanimously approved Forest View

Estates, a five-lot subdivision on 12 acres off Paugussett Road in Sandy Hook.

P&Z members granted the approval to Paugussett 34 Partners at a November 14

session.

The partners plan to create five house lots at 26-32 Paugussett Road. The work

involves the resubdivision of an existing lot.

The development proposal appears to comply with the town's land use

regulations, said P&Z member Heidi Winslow.

The P&Z conducted a public hearing on the proposal in September. It kept that

hearing open until October to accept a road work agreement which was

negotiated between the developers and the selectmen.

In recent months, the selectmen have required developers to reach road work

agreements with the town specifying how the developers will improve town roads

in connection with land development projects.

Jay Keillor of Land Engineering Associates of Monroe, representing Paugussett

34 Partners, has said the developers plan to build a 600-foot-long section of

new road. The development would consist of three frontage lots and two rear

lots. Mr Keillor has said the subdivision shouldn't cause any drainage

problems on neighboring properties.

At the September public hearing, Dan Paynter, a resident of nearby Skytop

Drive, said there are icing problems in the area in the winter. Mr Paynter

called for the installation of more drainage than proposed by the developers.

Mr Paynter also asked that the proposed new homes have wooden siding instead

of vinyl siding.

Mr Keillor then responded that the developers have already agreed to install

the drainage, which have been specified by the town engineer.

The developers aren't responsible for drainage uphill of their property,

according to Mr Keillor.
