95 Acres In Botsford Slated For Development

A local development firm is proposing construction of a 31-lot residential

subdivision on 95 hilly acres, west of Pine Tree Hill Road, just north of the

Monroe town line.

M&E Land Group, headed by developer Thomas Maguire and engineer Larry Edwards,

is planning Sentinel Ridge for a roughly triangular piece of land situated

along the western edge of Pine Tree Hill Road. The applicants propose

construction of a 2,000-foot-long dead end road called Sentinel Ridge Road.

That road would extend into the subdivision from Pine Tree Hill Road, near the

Monroe town line.

The development site has R-2 zoning, meaning a building lot must be at least

two acres in area.

Larry Edwards is the engineer for the project.

The owners of the site are Mary Roehrich and Jeanine Roehrich. They are

represented by attorney Robert Hall.

The property is basically wooded land that contains a wetland corridor running

in a north-south direction.

The applicants are seeking construction approvals from the Conservation

Commission, which serves as the town's inland wetlands and watercourses

commission. The applicants propose altering 0.14 acres of wetlands, changing

the face of 70 linear feet of a stream channel, and moving 800 cubic yards of

earth materials.

The total wetland area on the site is 6.2 acres, according to documents filed

with the Wetlands Commission. The property has Ridgebury soils.

About 0.17 acres of new wetlands would be created. The developers propose

making a 14.5-acre open-space donation. There are 11 property owners who

adjoin the site.

As part of the development project, Maguire and Edwards propose widening Pine

Tree Hill Road from the southern end of the site to Pine Tree Hill Road's

intersection with Bears Hill Road. New storm drainage would be installed. A

stormwater retention basin would be built on the site to prevent sedimentation

problems off the site.

The land contains hardwoods such as oak, beech, and hickory. Stone walls run

alongside Pine Tree Hill Road.

The site is near the headwaters of the Pootatuck River, the stream that feeds

the Pootatuck aquifer, the town's sole source aquifer.

If the applicants gain wetlands approvals, they would submit site development

plans for Planning and Zoning Commission (P&Z) review.
