Development Proposed For Paproski Land

A development firm is proposing that the Paproski family farm be the site of
an 18-home residential subdivision off Castle Hill Road and Sugar Lane.
The Estates of Pumpkin Hill, LLC, of 17 Church Hill Road, wants to build the
houses at what is now the dairy farm of Steve and Gloria Paproski of 40 Sugar
Lane. The terrain consists of wooded acreage and open fields.
Nineteen lots would be created, 18 of which would be home sites. The 19th lot
would remain undeveloped, according to documents filed at the town land use
office.
The name of the proposed subdivision is Cornfield Ridge. It would occupy 74.4
acres, 7.5 acres of which would remain as open space. Such an open-space land
grant to the town, or to some land conservation organization, meets the P&Z's
recently approved requirement that developers set aside at least 10 percent of
a subdivision as open-space land.
Two new dead-end roads would be built off Castle Hill Road. They would be
named Cornfield Drive and Pumpkin Lane. Some lots would have frontage on
Castle Hill Road. A majority of the parcel is in the borough, but some land in
the subdivision is in the town.
The developers are seeking Conservation Commission approval to build a
stormwater detention to prevent sediment from flowing off the subdivision
after heavy rains. The area has Ridgebury wetland soils.
Approximately 400 square feet of wetlands would be affected by the
construction work. The work would create 0.06 acres of new wetlands.
Engineer Larry Edwards has designed the project.
The proposal will be reviewed by the Conservation Commission. If that agency
endorses it, the developers would then submit site plans to the Planning and
Zoning Commission (P&Z) for review. The Borough Zoning Commission also will
review the project.
The P&Z serves as the borough's planning agency and rules on subdivisions
proposed for both the town and the borough.
