Bennett's Farm Subdivision Approved

The Planning and Zoning Commission (P&Z) has approved Bennett's Farm, Section

VI, but not without objections from some residents living near the site of the

six-lot resubdivision.

Bennetts Farm Associates gained approval for the development on a 12-acre

parcel in a 3-to-0 vote on July 24. The land is on Charter Ridge Drive and

Clapboard Ridge Road in Sandy Hook. Bennetts Farm, which has been under

development for several years, is one of the largest subdivisions in Newtown.

One man who lives near the development site explained that many people in the

neighborhood don't like what the developers plan to do in creating the six

lots.

Neighbors expressed concerns about the need to blast rock ledge to build the

development and plans to cut down trees in the area.

P&Z member Thomas Paisley explained that any blasters working in the area will

be licensed to blast there and insured to cover any losses.

P&Z member Heidi Winslow noted that if the developers hold easements to work

on the land of nearby property owners, those property owners should check the

easements to learn the specific rights of the developers.

In approving the application, P&Z members set the road construction bond at

$145,000 and required the developers to provide a 15-foot-wide

right-of-passage easement to the Newtown Bridle Land Trust along Lots 100, 101

and 102.

The P&Z also is requiring installation of a 20,000-gallon tank to hold water

for firefighting. The fire marshal will work with the developers on selecting

a tank location.

"This is a fairly clean application," Ms Winslow said, adding it's good to see

cooperation between the developer and the bridle group.
