Botsford Residential Development Is Approved

Planning and Zoning Commission (P&Z) members have approved creating another 29
lots in the sprawling Rollingwood residential subdivision near High Bridge
Road in Botsford.
In approving the 29 lots, the P&Z July 24 actually approved two separate
resubdivisions of land in the 215-acre Rollingwood property.
Section 5 of the development is 24 lots; Section 4 is five lots. When
completed, the overall Rollingwood project is expected to contain about 90
lots. The land is in the vicinity of High Bridge Road, New Lebbon Road, Marlin
Road, East Marlin Road, and Hoseye Coach Road.
In approving the 24-lot Section 5 of Rollingwood, P&Z members required that
the applicant, Blakeman Construction, LLC, post a $760,000 road construction
bond and install three underground tanks to hold water for firefighting. The
location of those tanks will be approved by the fire marshal.
Monty Blakeman of Blakeman Construction told P&Z members that an area along
New Lebbon Road known as "the pit" to its neighbors is being filled in to
prevent it from posing safety hazards to area children.
In approving the five-lot Section 4 of Rollingwood, the P&Z is requiring the
developer to post a $125,000 road construction bond; build an engineered
septic system on Lot 43, and add one firefighting water tank in a location to
be approved by the fire marshal.
P&Z member Heidi Winslow noted that members of the public at a past public
hearing on Rollingwood expressed concerns over added traffic that will be
generated by the presence of new homes in the area.
Also, members of the public asked that the town slow down the rate of new
residential development, she added.
P&Z members have noted those comments, but have no jurisdiction over
controlling such matters, Ms Winslow said.
Both Section 5 and Section 4 of Rollingwood received the unanimous approval of
P&Z members.
The P&Z already has approved Sections I, II, and III of Rollingwood.
The Rollingwood development, which is being built on more than 200 acres, is
one of the largest residential construction projects in town.
