New Hearing Set On Sandy Hook Subdivision
Due to a developer's failure to notify nearby property owners of a public
hearing on the proposed 13-lot New England Heights residential development,
the application has been rescheduled for a July 2 public hearing.
The applicants want to create 13 building lots on land abutting Bradley Lane
and Great Ring Road in Sandy Hook, near the Monroe town line. Pond View, LLC,
is the developer.
On June 13, the Planning and Zoning Commission (P&Z) concluded a public
hearing on New England Heights which had started on June 5.
But because the applicant failed to notify nearby property owners of the June
5 hearing by mail, P&Z has rescheduled a public hearing for July 2 at 8 pm, at
Newtown Middle School auditorium, 11 Queen Street.
As part of the development project, the applicants have signed a town road
work agreement explaining what they would do to improve town-owned roads near
the development site.
Beyond the construction of a new dead end road for the home sites, Bradley
Lane would be widened to improve traffic flow. The street width generally
would be increased from 11 feet to 20 feet. Stormwater drainage along Bradley
Lane would be improved. The developers have explained they would be careful
not to disturb existing stone walls and a scenic barn.
The proposal now pending before P&Z marks the final development stage of the
New England Heights project. The first development phase came in 1989-90.
When P&Z members called for public comments on New England Heights at the June
5 public hearing, no comments were made, which is unusual for a 13-lot
development project.
